How to keep Business Units in CRM truly separate in CRM 2011 online or on-prem

We currently use CRM 2011 online but we need to separate the CRM for 3 business units. 

  1. Each business unit will have their own sales process, Accounts, Contacts, products and price lists etc that is different from other business unit. 
  2. only management can see all the business units and an overall sales pipeline. 
  3. users from one business unit will not have access to accounts, quotes, cases created by other business unit. 

I think we need to define unique processes but I believe we can tie them to an organization level status.  I don't think CRM 2011 offers record type but we need to program this. What are some of the considerations?  

or should we look at Multi-tanancy approach? If So, can someone point out how to set this up? Will the Management be able to see the Roll ups of all Business Units - in terms of sales pipeline -  

if Multi-tanancy, then could we need to install on-premise? 

Accounts & Territories: we need to categorize the accounts by Territory but be able to assign Territory for the business Unit. ie. 

  1. Business Unit A will have different Territories - East, West and Central 
  2. Business Unit B may have - North East, South Central, Mid West 
  3. The accounts under these these territories may only be visible in the respective Business Unit. 

Is it possible to structure accounts and Territories like this? 

I know we can separate products with unique price-lists. Can we have different pricelist for each business unit that can only be accessed by the users correspond to the business Unit.?
