Partially close an opportunity

I am in a business that sells building supplies.  I have an opportunity with a builder that is $700k.  However, that opportunity closes in phases as the builder builds.  Can I close part of the opportunity as they order or do I need to enter separate opportunities?  Thanks for the help.
